UNDER JUDGMENT AND DECREE

Duane F. Palme; and Joyce A. Palme,

Defendants.

NOTICE IS HEREBY GIVEN, that under and by virtue of the Findings of Fact, Conclusions of Law and Order for Judgment ("Order for Judgment") entered in the above entitled action on March 18, 2011, a certified copy of which has been delivered to me directing the sale of the real property hereinafter described to satisfy or partially satisfy the amount found and adjudged due to said Plaintiff in the above-entitled action, as prescribed in the Order for Judgment, the undersigned Rick Duncan, the Sheriff of Chisago County, will sell at public auction to the highest bidder for cash, on Friday, June 3, 2011, at 10:00 a.m., in the Sheriff's Office in the Chisago County Government Center at 313 North Main Street, in the City of Center City, Chisago County, Minnesota, the real property, lying and being in the County of Chisago, State of Minnesota, described in said Order for Judgment as the parcel of real property secured by the Loan No. 2024 First Mortgage (as defined in the Order for Judgment). The Loan No. 2024 First Mortgage secures the real property located at 5935 Stark Road, Harris, Minnesota that is legally described as:

That part of the Northwest Quarter of the Southeast Quarter of Section 29, Township 36 North, Range 21 West, Chisago County, Minnesota, described as follows:

Commencing at the South Quarter corner of said Section 29; thence North 1 degree 30 minutes West, assumed bearing along the North-South Quarter line of said Section 29, a distance of 1563.31 feet; thence North 88 degrees 30 minutes East, a distance of 507.95 feet to the point of beginning of the parcel to be described; thence continuing North 88 degrees 30 minutes East, to the East line of said Northwest Quarter of the Southeast Quarter; thence Northerly, along said East line, to the South line of the North 400 feet of said Northwest Quarter of the Southeast Quarter; thence Westerly, along said South line, to the West line of the East 400 feet of said Northwest Quarter of the Southeast Quarter; thence Northerly, along said West line, to the center line of Stark Road (also known as County State Aid Highway No. 10 and formerly known as Harris and Fish Lake Road); thence Southwesterly, along said center line, to the Easterly right-of-way line of Interstate Highway No. 35; thence Southeasterly, along said Easterly right-of-way line, a distance of 27 feet, more or less, to a corner in said Easterly right-of-way line; thence Northeasterly, along the Northeasterly extension of a portion of said Easterly right-of-way line (said portion also being the Southerly right-of-way line of County State Aid Highway No. 10 prior to the widening thereof), a distance of 16 feet, more or less, to a line that bears North 1degree 30 minutes West from the point of beginning; thence South 1 degree 30 minutes East, along said line, to the point of beginning.

Subject to Stark Road (also known as County State Aid Highway No. 10).

Subject to and together with any other valid easements, restrictions and reservation.

Together with all rights, easements, appurtenances, royalties, mineral rights, oil and gas rights, crops, timber, all diversion payments or third party payments made to crop producers and all existing and future improvements, structures, fixtures, and replacements that may now, or at any time in the future, be part of the real estate described (all referred to as "Loan No. 2024 Property"). The Loan No. 2024 Property is abstract property. The tax identification no. is R14.00204.10.

The time allowed by law for redemption by the mortgagor or mortgagor's personal representatives or assigns is six (6) months after the date of sale.
